LBL Prime Properties Incorporated is a multi-faceted property development company with projects that cater to clients in several sectors across Metro Manila and Mactan, Cebu. We have several projects undergoing development and a wide range of industrial and office sites under lease. A few key projects are highlighted here and draw attention to our portfolio diversity and our ability to constantly deliver quality developments.

LF Logistics Central Distribution Center
In 2003, Unilever Philippines, Inc. and Hong Kong-based Li and Fung Group were in need of a supply chain expansion to accommodate a strong rise in both their local sales and exports. LBL Industries, with close collaboration with the Li and Fung Group, built a 2.5 hectare central distribution center in Quezon City (central Metro Manila) to satiate this need.

The distribution center was soon named the LF Logistics Central Distribution Center and currently exports Uniliver’s products to 16 countries in Europe and Asia and currently exports 20 million pieces of the Rexona Ministick per year. Unilever manufactures and markets a wide array of brands such as Surf, Creamsilk, Bestfoods, Lipton, among others.

Located in Libis, Quezon City, the center has a total area of 33,000 square meters. The warehouse has 31 loading bays with nine allotted for receiving of stocks and 22 for dispatching to customers.


Microtel Acropolis

Fifteen years ago, the Libis area was a quiet strip of undeveloped land containing 2 restaurants and a small residential community, Acropolis. But after Megaworld’s Eastwood entered the scene, it has now transformed into a bustling mini-city with numerous hi-rise residential and commercial communities. This spurt of growth has boosted local demand for supporting infrastructure to unprecedented levels never seen before. In a close partnership with Microtel Hotels, LBL Industries will attempt to exploit this demand via affordable short term accommodation perfectly situated along E. Rodriguez Jr. Ave, and is in very close proximity to commercial and office establishments.

Microtel Acropolis stands at four floors and will contain 84 fully furnished guest rooms. It will be the very first to qualify for the Green building permit awarded by the Quezon City administration. The ordinance mandates the use of eco-friendly technology and systems in the planning, design, construction, operation and maintenance of buildings.

Microtel Acropolis is on track to be completed by the second half of 2012.

D&L Polymer and Colours

In 2009, D&L Polymer and Colours (DLPC), wanted to expand their manufacturing operations and also increase their warehouse space. Together with LBL, they strategized to establish a chemicals processing plant and storage facility in the outskirts of Manila, situated in a not too congested area but also within reasonable travel time via road. Despite facing time constraints and weather issues, the plant was completed on time and without incident.

The export processing plant is located in Laguna and is currently supplying the plastics industry with custom designed and specially formulated chemicals. DLPC supplies a wide range of products such as colourants, masterbatches, and additives to multinational companies including Unilever, Nestle, Chevron, Petron, etc.


Anonas LRT Development and Property Corporation

LBL has owned 968 Aurora Blvd, since the late 90’s. In 2007, an LRT line was established linking Recto Avenue, Manila all the way to Santolan St. in Marikina.

Since the plot of land was strategically located amongst numerous schools and churches, the Quezon City Government bought a small fraction of 968 Aurora and designated and built an LRT station, called Anonas Station.

Recognizing the opportunity for a commercial development, and taking advantage of the high transit LRT station, LBL is currently erecting a 7-storey commercial establishment with a modern touch. The building will house a supermarket, restaurants and retail stores focused at the local demographic. Four stories will be leased out to a BPO corporation and will be equipped with the latest electrical and communications infrastructure.

968 Aurora Blvd is expected to be fully operational by March 2013.
